Access road off Peter de Stapleigh Way junction - Muller Property access road plan

Developers bidding to build a “Nantwich South” village in Stapeley have submitted their first planning application.

Muller Property has submitted proposals for a new access road off Peter de Stapleigh Way.

They want the road to provide access into a massive development which could see more than 1,000 homes, business units, and a primary school built.

Follow-up applications for the first phase of the “village” are expected to be lodged with Cheshire East Council in the next few weeks.

Agents Pegasus Group, on behalf of Muller, say the new access road would be in addition to one to the south of the development off Audlem Road.

The new access route would run from the current ‘spur’ at the traffic light juntion of Peter de Stapleigh Way and Pear Tree Field, opposite the Cronkinson Farm pub.

Pegasus claims in its documents that the access route off Peter de Stapleigh Way had been approved in principle as part of a previous application regarding the re-siting of Stapeley Water Gardens.

However, some residents have already submitted objections to the plans, citing increased traffic in an already busy area and the danger to pedestrians and pupils walking to nearby schools.

    There is an error in this article, where it says “the new access road would be in addition to one to the south of the development off Audlem Road”. The plans in application 12/3746N show that the road will connect with Broad Lane (which is in effect, as its name indicates, a country lane) not Audlem Road.

    The access road referred to in this article was orginally intended for the relocated Stapeley Water Gardens, not the new development proposed by Muller Property Group.

    The original alignment of the road was towards Stapeley Water Gardens (to the east), whereas the road proposed in this application (12/3746N) has a completely new alignment to connect to Broad Lane.

    This is a transparent attempt to piggy-back the new road on the old plans, which were intended for something completely different.
