Plans to build 13 homes on land next to a canal in Nantwich are to go before councillors next week.

The proposals, put forward by Elan Real Estate Ltd and British Waterways, include retaining a children’s play area on land off Marsh Lane.

It’s being re-submitted to the Southern Planning Committee after the original proposal was rejected by Cheshire East Council in March for being “visually intrusive”.

Developers are proposing smaller detached homes on the plot, and planning officers have recommended it be approved.

The latest plans include 12 detached two-storey homes, and one detached dormer bungalow.

There would be a new access road linking the small development to Marsh Lane.

More screening has also been recommended to screen off the new homes from the Shropshire Union Canal which the properties would back onto.

A Cheshire East Council planning office report stated: “The principle of the development has already been established with the approval of an outline permission which also gained approval for access.

“It is now subsequently considered that the scale, appearance, landscaping and layout of the scheme are also acceptable.

“It is considered that the development would not have a detrimental impact upon neighbouring amenity, ecology, flooding or drainage.”

It will be considered at the Southern Planning Committee on June 6.
