Wainhomes housing plan for land at back of Brine Leas, proposed housing scheme by Wain Homes

Proposals to build 40 homes at the rear of a secondary school in Nantwich have been recommended for rejection by planners.

Wainhomes (Northwest) Ltd want to build the development on grass land at the rear of Audlem Road, close to Brine Leas School.

It would also include an access road off Audlem Road and through a property which would be demolished.

Wainhomes have resubmitted the application while their original plans have gone to appeal to the Planning Inspectorate.

Cheshire East Council are fighting the appeal, and planners have recommended councillors throw out the firm’s second attempt to get the proposals through.

One of the key reasons for refusal is the access, which highways bosses say is “not a safe site access”.

“Existing on-street parking would result in the A529 only being able to cater for traffic in one direction at a time over the considerable distance of carriageway narrowing proposed,” a planner’s report states.

Nantwich Town Council has also lodged objections to the plans, as the site was not earmarked for development in the Core Strategy plan.

Residents in the area have also lodged objections against the plans, claiming it is an “opportunist ploy to land bank”, according to the planning report.

Other objections centre around too many other developments planned for the town, loss of green space, “significant” traffic and parking problems on Audlem Road near schools, flooding, and general lack of infrastructure.

The planning report concludes: “Visibility at the proposed access to the site from the A529 is substandard and would result in a severe and unacceptable impact in terms of road safety.

“This severe adverse impact coupled with the location of the site within the open countryside, would significantly and demonstrably outweigh the benefits of the scheme notwithstanding a shortfall in housing land supply.”

The plans go before Cheshire East’s Strategic Planning Board on Wednesday (January 8).
